Send us a link to any property on the Costa del Sol and we will tell you what the listing does not say. It can be from Idealista, from another agency or straight from a developer. You do not have to be our client, the property does not have to be in our catalogue, and it costs you nothing. When the answer is that we would not buy it, that is the answer you get.

What can you send us?

Anything you are looking at. There is no wrong version of this and there is no form you have to fill in properly before we will look.
  • A portal listingAn Idealista link, a Fotocasa link, anything you found yourself. These are where most people start, and they are also where the gap between the advert and the current position is widest.
  • Another agency’s propertyAgencies on this coast share listings, so the price is the same whichever agent you go through. That means the only real variable is who is on your side, and it is why sending us somebody else’s listing costs you nothing at all.
  • A developer’s new buildA project page, a brochure, a unit list, or the "from" price you were quoted. On a new build the useful questions are which units are genuinely left, at what real price, and on what payment schedule.
  • Several at once, or barely anythingA shortlist of five is fine and so is one screenshot with no link. If all you have is a development name and a photograph, send that. Finding the listing is our problem, not yours.
The quickest route is our contact form: paste the link or links into the message field, add one line about what you are looking for, and that is enough for us to start.

You send a link. We do the other three steps

Four steps in total, and only the first one is yours. Nobody calls you unless you ask.
  1. You send the linkWith one line about what you are looking for if you have it: budget, town, how you will use the property. Useful, and not required. A bare link is enough.
  2. We look it up in the systems the agencies list intoWe work across four sources: developers, agencies, the shared networks and the public portals. That is how we can see when several adverts point at one apartment, at different prices, and which of those prices the seller side is actually working with.
  3. We contact the seller sideTo confirm the property is genuinely still available and on what terms today, and to ask the questions the advert does not answer. This is the step that takes the time, because it depends on somebody else picking up the phone.
  4. You get the answer in writingUsually the same day. Occasionally longer, and when it is longer it is because the selling agency has not been reachable yet, which we will tell you rather than leaving you waiting. If two things on your list are still unconfirmed, they come back marked unconfirmed.

Whether renting it out is possibleIf part of your reason for buying is holiday rental, this is the one that can invalidate the whole purchase, and it depends on the community, the municipality and the licensing position rather than on the advert.The statutes and minutes of the community, the municipality, and the licensing position for that address.
What the total cost to completion would beThe price is not the number you need. Tax, the lawyer, the notary and the registry sit on top, and they differ between a new build and a resale.Calculated for that specific property and its type, not a percentage quoted at you.
What we could not confirm, named as unconfirmedA check that hides its own gaps is worth less than no check. Sometimes the selling agency has not come back to us yet, and you should know which line that applies to.Us, saying so. Our first selections have gone out with a note that two properties are missing information because the agency could not be reached.
Ask for one thing instead of all of it and that is often more useful. The view from the terrace, the noise at eight in the morning, the real distance to the beach, how far the building site next door has got. Tell us the question and we go and answer that.
A real example

One property we drove out to was decades older than its photographs

One property we drove out to was simply far older than the listing pictures suggested. Nothing in the photographs was false: they were well lit, well framed, taken at the property’s best hour, and none of them dated the place. Standing in it answered in about ten seconds a question the entire advert had left open.
That is the mild version, and it is the version you catch by turning up or by asking somebody to. It is written up properly on the page about video viewings.

    The commission that exists in the price anyway, paid by the developer or the seller. This is where we are paid from.
Because the commission on a Spanish property sale is paid by the seller side and it exists whether or not you have anybody representing you. If you approach the selling agency directly, that commission is still in the price and it is simply not shared with anybody who was working for you.So the price you pay for a property is the same either way. The only thing that changes is whether somebody in the transaction is on your side. We are paid out of that existing commission and you pay us nothing, on this check or on a whole purchase.What that does not mean is that our advice is free of interest, and we would rather say so plainly than claim otherwise. It means we get nothing at all if you do not buy, and we have still told clients not to buy four times, which is a longer answer we publish in full elsewhere.
The property price is the same no matter which agency you use. The only difference is who is on your side.

What we will not do

We will not talk you into it. If what we find says do not buy this one, that is what you get in writing, with the reason, and we will not soften the reason to keep a deal alive. We have advised clients out of four purchases we would have been paid on.We will not put you on a list. Sending a link is not signing up for anything: no sequence of emails, no calls you did not ask for, and no obligation to use us if you do go ahead. If you send one property and never write again, that is a normal outcome and the check was still worth doing.And we will not check what we cannot check. Some things need a lawyer, some need a technical inspection, and some need somebody standing in the room. Where that is the case we say which of the three it is, rather than giving you a confident answer we have not earned.
