Video property viewing on Costa del Sol
On a property you are seriously considering, we can go there and show it to you before you fly: the apartment or the house, the view, the common areas and the surroundings, including the things professional photographs quietly leave out. Either as a live call you can ask questions on, or as a walkthrough we film for you. The point is not the video. The point is that you can rule properties out before you buy a plane ticket.
Three ways a video viewing happens
Not every property needs the same thing. Sometimes you want to walk the whole apartment. Sometimes you already know the layout perfectly well and there is one thing you actually want to know, which is what you can hear from that terrace at six in the evening.
- A live video call, which is the usual oneWe stand in the property and you are on the call with us, on Google Meet or on WhatsApp. You ask, we point the camera. This is the default and it is the one to choose when your questions are the kind you cannot write down in advance, or when someone else in the family needs to see it at the same time.
- A walkthrough we film, when you ask for oneWhere nobody can be free at the same moment as us, we film the property and go through it instead, and you get the recording afterwards. It takes longer to arrange than a call and it is the right choice when you are holding several properties against each other and want to see them all the same way. Ask for it before we go rather than after.
- A focused check on one thingNot a tour at all. You ask about the view, the noise, the real distance to the beach or how far the building work next door has got, and that single question is what we go and answer.
Which of the three makes sense is usually obvious from the question you asked. When it is not, we will say which one we think answers it, and we will also say when a video is not going to settle it and you need to stand there yourself.
Is it live or recorded?Live is the normal case, on Google Meet or on WhatsApp, because a call is where you get to ask as we go. Where the timing does not work for you we film a walkthrough instead and send you the recording. Tell us which you want when you ask for the viewing.
How soon can it happen?On a property you are seriously interested in, immediately. We are on this coast, so we can drive out as soon as the agency or the developer gives us access, and that access is the only thing setting the date. On a property you are merely curious about, it goes in the queue behind the ones you are serious about, which is the honest order to do it in.
Do you film every property?No, and we would not want to. We do it for the properties you are seriously considering, and when something specific needs checking on the ground. Filming everything on a longlist would slow the search down and tell you very little.
How the viewing reaches you, and who is on it
A video viewing is not only a camera. It happens live, on a call you join from wherever you are, and on the other side of it there is usually an agent or a developer sales rep who speaks no Czech.
- Live, on Google Meet or on WhatsAppWhichever of the two suits you. There is nothing to install if you already use WhatsApp, and nothing to arrange beyond agreeing a time. You are in the property with us for as long as it takes to answer what you actually wanted to know.
- On a property you are serious about, immediatelyWe live on this coast, so a viewing does not have to be scheduled a week out. When a property genuinely interests you, we can go and show it to you straight away, as soon as the agency or the developer lets us in. The one thing that sets the timing is access, not our calendar.
- We translate while it happensThe seller side speaks Spanish, sometimes English. You ask, we ask in Spanish, and the answer comes back to you with the hedging left in rather than smoothed out. There is nothing to arrange and no interpreter to book.
- We ask what you would not know to askWe are the ones standing there, so we can push on an answer that came too fast, or ask the thing the sales rep did not volunteer. A tour where nobody challenges anything is just a longer advert.
- Where we film it, you can keep the recordingNot every viewing produces a file, because most of them are live calls rather than shoots. When we do film a walkthrough, we can send it to you afterwards so you can watch it again and show it to whoever else is deciding with you. If that matters to you, say so before we go, and we will film rather than call.
What the photographs are doing
A listing photograph is usually not a lie. It is a technique, and the technique is very good at its job, which is to make you want to see the property. Knowing what it does is the difference between being surprised at the viewing and knowing in advance what you are walking into.
What the picture is doingWhat you still do not know
- Shot wide, usually from a corner
- Professional practice for interiors sits at roughly 16 to 24 mm. Below that, straight walls start to bend and the room reads as a different shape than it is. Even inside the normal range, a corner shot on a wide lens makes a room look longer than it feels the moment you walk into it.
- Exposure-blended, so the room and the window are both bright
- A window can be around six stops brighter than the room behind the camera. A sensor holds twelve to fourteen; your eye manages closer to twenty, but not all at once. Blending several exposures gives you a bright interior and a bright view in one frame, which is a thing you will never see standing there. It says nothing about how dark that room is at four in the afternoon in December.
- Furniture that may be digital
- Virtual staging is normal, and it is not dishonest in itself. The furniture is chosen to fit the room and it changes how big the room reads. The listing does not usually tell you which images were staged or edited, so a photograph is a poor way to judge whether your own sofa fits.
- Framed to include some things and exclude others
- What is outside the frame is a large part of what you are actually buying: the road, the block next door, the plot with planning permission on it, the state of the building once you step out of the apartment. A photograph of a terrace is not a photograph of what the terrace looks at.
- Taken once, on one day, at the good hour
- A still picture cannot carry traffic, aircraft, a restaurant terrace at midnight, building work, or how many apartments in the urbanisation have their shutters down in February. None of that is being hidden from you. It is simply not the kind of thing a photograph can hold.
- On a new build, one set of visualisations for the whole project
- The image is usually one of the nicest apartments in the development, while the price beside it belongs to the cheapest available unit. That is not necessarily misleading, it is how a development is marketed. The apartment in the picture, with the view and the large terrace, can cost substantially more, sometimes double.
A phone in someone’s hand does not fix the lens problem or the exposure problem. What it fixes is the framing and the timing. We can turn around, keep walking, stop and stand still so you hear the place, and answer the question you actually asked rather than the one the photographer was answering.

So are the listing photos misleading?Usually not deliberately. They are taken with the standard tools of the trade and those tools flatter a room. The problem is not dishonesty, it is that a photograph answers a narrower question than the one you are asking.
How much of this can be done without flying
Most of our clients do not live in Spain. The selection happens over calls and video, and a large part of the administration afterwards can be handled by power of attorney. So the honest answer is that you can buy a property here without ever standing in it. The honest follow-up is that we would rather you did not.
- Before the tripWe confirm the property is genuinely still available and at what price, and then we film or call. Whatever does not survive that never takes up a slot in your programme.
- The viewing tripUsually one to three days, five to eight properties a day. Most days stay under six, deliberately, because after that people stop seeing them. If you cannot come at all, a large part of the selection can still be done on video.
- While it is being builtOn a new build we follow the site for you and send photographs and video as it goes up. That is the stretch of the process where you are furthest away for the longest time.
- The last check and the signingOn a resale property we check the property again before the notary, with you or on your behalf. Signing can happen in person or by power of attorney, so no single signature needs a flight of its own.
Can video tours replace coming to Spain at all?They can replace the wasted visits, not the decisive one. Video is how you rule properties out before buying a ticket; for the property you are serious about, we still want you to stand in it at least once. The purchase itself can then be completed remotely.
Can I buy if I do not live in Spain?Yes. Buying a property and Spanish residency are two different things. You can own a property here as a non-resident and a large part of the process can be handled by power of attorney.

The property that was much older than its photographs
This one we found the slow way, on a viewing, which is a large part of why this page exists. The listing photographs showed a property in good order. Standing in it, it was simply much older than the pictures had suggested.- What the listing showedNothing in the photographs was false. What a video will not tell you
A video is a good filter and a poor substitute. It will not tell you what the air smells like, how the light actually feels in the room, or whether the building work two streets away is loud enough to bother you specifically. A screen flattens distance and it flattens noise.So we film to rule properties out, not to rule them in. Once is enough and twice is better: it can be done entirely remotely with a power of attorney, and even so we would rather you came at least once and stood in the property you are buying.We also do not film everything, and we will say so. If a unit is already reserved, or the answer to your question sits in a document rather than in a room, arranging a viewing that looks useful and is not would waste your time as well as ours.
