We represent buyers only, we hold no property of our own, and our team is on this coast all year round. Here is who we are, how we are paid, and what you can go and check before you ever call us.

Arevont was founded by Samuel Špreňar. His parents built a property agency on this coast for Czech buyers, and he has been part of their deals since 2019. He grew up in this market, not in an office in another country. He ran their marketing and worked on real purchases from the inside. That is where he learned the parts a buyer never sees: how a developer sets a price, why one unit sells and the one next to it does not, and what is said about a property when the buyer is not in the room.

His parents kept their focus on Czech buyers. Samuel saw that the same work could go much further if it was built for the buyer instead of for the seller. That is what Arevont is. The same depth, in more languages, at a much bigger scale.

Samuel has worked on purchases on this coast since 2019. Alexandra has lived here since 2005 and knows its towns as a resident, not a visitor. Arevont puts that experience under one name, on the buyer’s side of the table.

But when you do use people we know, the purchase tends to run more smoothly. They answer the phone, they already know how we work, and when something needs sorting out, nobody has to be chased.

Our team is on this coast all year round, not for the season

That is not a lifestyle detail. It is the reason we can answer the questions that decide a purchase. We know the individual urbanisations, not just the towns. We know how they behave through the year: which are full in August and empty in January, which are lived in year-round, which are quiet in a way you would like and which are quiet in a way you would not.

We speak to the same people every week: neighbours and community presidents, developers and their sales teams, lawyers, surveyors and tradesmen. That is how you hear that a building has a problem before it becomes common knowledge. That a phase is running late. That a price has quietly moved. Or that the property which looks perfect in the listing is one you should probably leave alone.

You do not get that from an office in another country. And you do not get it from the listing.

Most agencies on this coast are traditional estate agencies. They represent sellers as well as buyers, carry their own listings, and have properties they are there to sell. We work differently. We do not build our business around our own stock. Almost everything we show you belongs to a seller we have no relationship with. Occasionally a property is our own listing, usually a buyer we helped years ago who now wants to sell, and on those occasions we tell you that clearly from the start. You always know where we stand and who we are acting for.

The point is simple: there is nothing on our books quietly pulling your search in one direction.

A seller has usually agreed the commission with their agency before you appear. If you arrive without your own agent, that commission stays on the selling side. If we represent you, part of it is shared with us instead. The price you pay for the property does not change either way.

On a new build, our fee is 2.5 to 6 % of the price, and the developer pays it. On a resale property it is 1.5 to 4 %, and the seller's agency pays it. Sometimes a property is our own listing. Then only the seller pays us, and we tell you that before you go and see it. You pay us nothing at any stage, even if you decide not to buy.

We are paid from the seller’s side and only earn if you buy something. Pretending that does not create an incentive would be an insult to your intelligence. Our fee is not even the same on every property, which is exactly why we handle it by disclosure rather than by claiming we are above it: ask what we are being paid on a specific property and we will tell you before you view it. We also take no volume bonuses from any developer, and we will say plainly when we think you should walk away.

The purchase is the middle of this, not the end. The legal and tax side belongs to an independent lawyer and we do none of it ourselves, deliberately: the utilities into your name, the non-resident tax return that catches people in their second year, the community fee arrangements, the rental licence if the building permits one at all. Our job is to bring you a lawyer who is genuinely independent, coordinate them, and make sure the work is actually done on time and explained to you in a language you read.

We run property management, short-term rentals and cleaning here with our own team, and we have the tradesmen for a reconstruction and the plumber for a February leak. Also the ordinary things you actually want to know, like where to eat and where is worth your time. You are buying in a country you do not know yet. You will need contacts, and this is the part most agencies stop doing the day they are paid.

The lawyer we work with explains the contract in a language you actually read, because signing something in Spanish you only half understand is how people get hurt.
