What does the value end of the coast actually give you?
Cheap would mean nothing if these towns were compromises on daily life. They are not: each of the four value leaders is a real town with its own reason to be there.
- Velez-Malaga: the beach without the priceTorre del Mar has about 4 km of Blue Flag urban beach with the area's longest promenade and a real year-round Spanish population, at roughly one third of Marbella's price per m2.
- Torrox: two lives in one municipalityA whitewashed inland village and a coastal strip with three Blue Flag beaches in one town, plus an established German community. The pueblo is the cheapest zone of all.

Why is a cheap average sometimes misleading?
Three patterns from the area guides are worth knowing before you shortlist purely by price per square metre.

- New-build floors sit well above the municipal average. In Torre del Mar, named projects start at 269 950 EUR, and sea-view units at 305 000 EUR. The average is pulled down by older stock that usually needs work.
- A low average means a lesser address
- Sotogrande averages 3 712 EUR/m2, below Mijas and Fuengirola, yet it is a private gated resort. Averages reward towns with broad, mixed stock and punish uniform premium ones.

- The value towns are rising fastest: Manilva up 15 percent and Rincon de la Victoria up 14.5 percent year on year, against 6.9 percent in Malaga city.
What the value end gives up
Distance. The cheap towns sit at the ends of the coast: Torrox is about 48 minutes from the airport and Manilva 55 to 60, against 10 to 15 for Torremolinos. No train runs east of Malaga city, so the eastern value towns are car country.International schooling. Torrox has no international school; the nearest option is about 25 to 30 minutes away by car. Families who need one should check the commute before falling for the price.Certainty. The value figures move fast and the portals disagree: Torrox's two indices differ on both the level and the pace of the rise.
