The average is pulled far higher by a small luxury tail, which is why we do not lead with it.The spread behind that median is wide. Median asking price per m2 by town, Q3 2026 catalogue snapshot. Towns with fewer than 40 listings in the roll-up are left out. Inland towns such as Coín (2.266 €/m2 over 86 listings) sit below every coastal row here: inland money buys land and built area, not sea proximity.
Two patterns are worth reading out of the table. First, the Marbella area (Marbella itself, Benahavís, Ojén) holds the top of the coast, at roughly 30 to 75 percent above the Mijas and Estepona level. Second, the west end beyond Estepona (Manilva, Casares) is the cheapest coastal stretch per square metre in the catalogue, at around 3.300 € per m2.

Why do new builds on the Costa del Sol ask more per square metre?

New-build projects ask a median of 6.167 € per m2 against 4.710 € for resale properties, about 31 percent more. Part of that gap is real product difference: new stock is concentrated in current-specification apartments with communal pools and parking included, and it carries a 10-year structural warranty a resale property does not.Part of the gap is composition, not quality. Apartments make up 59 percent of new-build stock but only 39 percent of resale properties, and resale stock includes older inland houses with large built areas that pull the resale property €/m2 down. Comparing one specific new build against one specific resale property in the same location is the only comparison that decides anything.

What do asking prices per m2 tell you, and what do they hide?

Every number on this page is an asking price. Spain does not publish per-listing sold prices, so no portal or agency can honestly show you what sellers actually achieved on specific homes. Asking medians are still useful: they tell you where a market positions itself and how towns rank against each other, and the ranking is much more stable than any single figure.What they hide is negotiation room and withdrawn stock. A listing that sells 8 percent under asking, or never sells at all, looks identical in this data to one that sold at full price. Official sold-price statistics for Málaga province exist at province level and we track them separately in our quarterly market reports.

Everything here is an asking price from our own catalogue, measured 2026-08-12. Sold prices per listing are not public in Spain, so achieved prices can sit below every number on this page.This is one catalogue, not the whole market. It is large (9.166 listings across the coast), but a market-wide census does not exist, and different portals will show different medians because they hold different stock.Per-type €/m2 medians (apartment against villa) are not published here because the data does not carry them yet. A coast median that mixes both should not be read as an apartment price.This is the first quarterly measurement. Whether these figures are rising or falling cannot be answered from one snapshot; the trend page starts building the answer from Q4 2026.
