AREVONT
About Arevont

Who you will deal with

You should know who answers the phone and who is sitting in the car on the viewings before you make the call. There are two of us on the client side, and you deal with the same person from the first conversation to the handover of the keys. Behind us there is a network of specialists, and we will tell you plainly which parts of the work are ours and which are theirs.

The two people you will deal with

Foreign buyers have been coming here for years and most of them are working through the same questions: whether the price matches the market, what gets added to it, who watches the contracts, and what happens if something goes wrong during the purchase. For you it is a decision in a country you do not yet know. For us it is an ordinary Wednesday, not because we take it lightly but because we have been through the same process with clients many times and we know where the complications usually appear.
  • Samuel Špreňar · founder, Czech and Slovak buyersWorks across the whole coast, and has been inside these deals since 2019. He is younger than most agents here and considerably faster for it: calls and messages are answered the same hour, not the next day. He also builds the software the agency runs on. Czech is his first language, his English is fluent and his Spanish is workable, which matters most in the rooms where nobody speaks either of the first two.
  • Alexandra Marcinkowska · sales agent, Polish and English buyersHas lived on the Costa del Sol since 2005. She came from customer service before moving into property, bringing with her the part that matters most when you are buying from another country: being reachable, keeping track of the details, and making sure things actually get done. She looks after Polish and English buyers and handles their purchase from the first conversation through to the keys. She also tells people to take their time; some searches with her run for months, and that is a normal outcome rather than a failure.
Our team being here all year is not a line on a website. It means knowing the local market in a way you cannot learn from public portals. We are in daily contact with agents, developers and deals in progress, which is how we know what a specific type of property in a specific area actually sells for, and where there is still room to talk about price.
Will I be passed to somebody else once I have signed something? No. You deal with the same person from the first call to the keys, and afterwards. The specialists change as the purchase moves through its stages, but your contact does not.
Are there photographs of you anywhere? Not on the site. You will see us on the first video call, and from then on you deal with the same named person the whole way. What we publish instead is what each person does, whose interests they represent and how they are paid, all of which you can actually check.

What we do ourselves, and who we bring in

Some things we handle directly, for others we have specialists we trust. When a lawyer, an architect or a tax adviser is needed, we put you in touch with somebody we work with ourselves, and we remain your main contact and make sure everything joins up as it should. The list below is the whole network, and the right-hand side says plainly which items are ours. Management, cleaning and short-term rental are done in house rather than subcontracted, which is why they are the three most people ask about first.
Lawyers
An independent firm we recommend as standard. You can bring your own at any point.
Tax advisers
Referred. Tax questions are answered by somebody qualified to answer them.
Mortgage advisers
Referred. A broker who specialises in lending to non-residents.
Surveyors
Referred, and arranged where an expert check makes sense rather than on every purchase.
Architects
Referred, for alterations, extensions and anything that touches planning.
Tradespeople
Referred, from people we use ourselves. Coordination of the work is ours.
Property management and keys
Ours. Done in house, not through an outside firm.
Short-term rentals
Ours. The whole renting operation, in house.
Cleaning
Ours. Our own cleaners rather than an agency.
Pool and garden maintenance
Referred, and coordinated by us.
Insurance
Referred to a specialist who goes through the cover with you.
Transferring utilities and internet
Normally handled by the lawyer after completion. We help when something changes later.
Re-registering a car on Spanish plates
Referred. One of the jobs nobody warns you about before they move.
Doctors, schools, vets
Ours in the sense that matters: we tell you where to go. Living here is the qualification.

One contact, all the way through

The people around the purchase change at every stage. Your contact does not. This is what that means in practice rather than as a promise.
StagesWho you deal withWho holds it together
Search and viewingsDevelopers, their sales teams, seller’s agents and owners.Your contact runs the selection, drives the viewings and asks the seller side the questions the listing does not answer.
Reservation and negotiationThe seller’s agency or the developer’s sales office.Your contact negotiates on your side of the table. Price, deadlines, the reservation terms, furnishings and the handover.
Legal due diligenceAn independent lawyer, and the notary for a power of attorney. The lawyer does the legal work. Your contact makes sure it starts on time, that the seller side supplies what is asked for, and that you understand what came back.
FinancingA bank, a mortgage broker and the bank’s valuer.Your contact keeps the financing in step with the contract deadlines, because the two failing to line up is the most common way a purchase slips.
Technical inspectionA technical inspector, an architect or a snagging specialist.Your contact brings in the right person where it makes sense, and follows the defects list through to the repairs actually being done.
The notary and the handoverThe notary, the lawyer and the seller side.Your contact is there at the handover, watching the condition check and the keys, not just the signature.
After purchaseManagement, cleaning, tradesmen, the community, and everyday life here. The same contact. This is the part that most people underestimate before they own something here.
The specialists in the middle column are chosen for the job, not kept on the payroll. Which of them are ours and which are referred is set out in the list above.
Straight talk

How small we actually are, and what that costs you

There are two of us on the client side, and that is deliberate: we take on only the clients we can genuinely be present for. You get one person who knows your whole purchase, from the first call to the keys, not a department that forgets what you said last week.It also means we do not carry an in-house legal department, tax practice or surveying team, and we do not pretend to. What we do ourselves is the buyer-side work: the search, the checking, the negotiation, the coordination, and after the purchase the management, cleaning and renting. Everything else is a specialist we bring in and stay responsible for coordinating, which the list further up marks item by item. What you can check on this page is what each of us does, whose interests we represent and how we are paid. We would rather show you that, plus four documented cases where we told clients not to buy, than a row of badges.

Frequently asked questions

What language will we deal in?
Czech, or Polish with Alexandra. English works throughout as well. Spanish is handled for you in the rooms where it is needed, which is most of the official ones.
Do you have an office I can visit?
We come to you: the meetings that matter happen at the properties, at the lawyer's office and at the notary. That is where a purchase actually happens.
Is Arevont a Spanish company?
Yes. Arevont is the trading name of Sprenar Stays, S.L. (NIF B26576314), a Spanish company registered at the Registro Mercantil de Málaga and based in Estepona, on the Costa del Sol. The operation has been based on the coast since 2019, and management, cleaning and renting are done in house rather than subcontracted.
Who do I call if something goes wrong two years after I bought?
The same person. That is the part of the arrangement that is hardest to prove in advance and easiest to check afterwards, and it is also the main reason we would rather have a client for ten years than a bigger fee once.
