How do the Costa del Sol areas compare, side by side?
In 30 seconds
Prices run from under 3 000 EUR/m2 in Torrox to 5 950 EUR/m2 in Marbella, airport journeys from about 10 minutes in Torremolinos to about 90 for Sotogrande, and the four stretches of the coast live very differently in winter.
What does each Costa del Sol area cost, and how does it live?
Each row links to the full area guide, where every figure carries its source. The months differ on purpose: prices were researched area by area, and the portals behind them disagree with each other, so each figure keeps its own date instead of pretending to one clean snapshot.
| Area | Average price per m2 | Airport journey and character |
|---|---|---|
| Marbella | 5 950 EUR (July 2026) | 35 to 45 min by car. The prestige market: the Golden Mile, Puerto Banus and a walkable old town. |
| Benahavis | 4 845 EUR (August 2026) | 45 to 60 min by car. Inland hillside village and golf resorts, with no coastline of its own. |
| Fuengirola | 4 464 EUR (November 2025) | 25 to 35 min by direct train. A flat, walkable, year-round town where many residents live without a car. |
| Estepona | 4 307 EUR (May 2026) | 50 to 55 min by car. A real town with a long beach promenade and the New Golden Mile beside it. |
| Casares | 4 242 EUR (August 2026) | About 1 h 10 min by car. A hilltop village and a separate coastal strip, roughly 12 to 15 km apart. |
| Torremolinos | 4 147 EUR (August 2026) | 10 to 15 min by car. The closest big town to the airport and a genuine year-round town. |
| Benalmadena | 4 140 EUR (June 2026) | 15 to 20 min by car. Three levels: a hill village, a residential centre with its own train station, and a beach strip with the marina. |
| Mijas | 4 133 EUR (August 2026) | 20 to 45 min by car. A hilltop pueblo plus about 12 km of coast with five Blue Flag beaches. |
| Malaga | 3 937 EUR (July 2026) | About 8 min by train. A working city with urban beaches. New short-term rental licences are frozen citywide. |
| Nerja | 3 852 EUR (April 2026) | About 45 min by car. A whitewashed town around the Balcon de Europa, with four Blue Flag beaches. |
| Sotogrande | 3 712 EUR (February 2026) | 1 h 15 to 1 h 30 by car. A private, gated resort built around golf, polo and a marina. Quiet in winter. |
| Manilva | 3 106 EUR (June 2026) | 55 to 60 min by car. A working Spanish coast around Sabinillas and the Duquesa marina. |
| Torrox | 2 850 to 3 150 EUR (mid 2026) | About 48 min by car. A quiet German favourite, with a village and a coast in one municipality. |
Which part of the coast should you look at first?
Before comparing towns one by one, decide which stretch of the coast matches your life. The four stretches behave differently on price, transport and winter.
- The west: Marbella to SotograndeThe prestige and golf end. Higher prices, longer airport drives, and resort zones that go quiet in winter.
- The centre: Torremolinos to FuengirolaThe train line end. Flat, walkable, year-round towns 10 to 35 minutes from the airport, with the Cercanias train linking them to Malaga.
- The east: Malaga to TorroxCity life in Malaga, then quieter and cheaper coastal towns beyond it. No train runs east of Malaga city, so a car matters more here.
- Inland: Benahavis and the hill villagesPrivacy, villas and golf instead of a beach walk. Benahavis has no coastline at all, and a car is a genuine daily requirement.
What do the price averages not tell you?
A single average per town is a starting point, not an answer. Three things routinely surprise buyers who shortlist from one number.
What the average suggestsWhat the area guides actually show
- One figure describes one town
- Casares averages 4 242 EUR/m2, yet it spans an entry-level coast and Finca Cortesin, a five star golf resort where entry prices are in the multi-million euro range. Averages mix very different stock.
- The portals agree on the number
- For Mijas, one portal gave 4 133 EUR/m2 for August 2026 while another gave 3 599 EUR/m2 for December 2025. For Torrox, two indices disagree on both the figure and the pace of the rise.
- Closer on the map means faster to the airport
- Fuengirola is 25 to 35 minutes by direct train roughly every 20 minutes, and Benalmadena is 19 minutes by train from Arroyo de la Miel. Towns without the line depend entirely on the road.
What this comparison cannot decide for you
The figures were researched between November 2025 and August 2026, one area at a time, so this table is a map of the coast, not a same-day price index. Each area guide names the portal and month behind its own figure.Short-term rental rules are the one column that moves fastest. Malaga froze new licences citywide in August 2025, and since April 2025 the owners in any building can vote to restrict tourist rental. If rental income is part of your plan, check the specific building, not the town average.A table cannot weigh what only you know: whether you will live there in January, whether you need a school, and whether quiet is a feature or a problem for you. The year-round and beach-walk pages below cut the same 13 areas by exactly those questions.
Frequently asked questions about comparing locations
- Which Costa del Sol area is the cheapest to buy in?
- Of the 13 areas with full guides, Torrox has the lowest average, at 2 850 to 3 150 EUR/m2 in mid 2026. Further east, Velez-Malaga averaged 2 013 EUR/m2 for the whole municipality in June 2026.
- Which area has the shortest journey from Malaga airport?
- Torremolinos, at 10 to 15 minutes by car or about 10 minutes by train. Malaga city centre itself is about 8 minutes from the airport by train, and Benalmadena is 19 minutes by train from Arroyo de la Miel.
- Do all Costa del Sol areas allow short-term rental?
- No. Malaga city froze new licences citywide in August 2025. Elsewhere it is allowed with regional registration, but since April 2025 the owners in a building can vote by a double 3/5 majority to limit or block it. Always check the specific building before you buy for rental income.
