How strong is buyer demand on the Costa del Sol in 2026?

Why is there no demand statistic for the Costa del Sol on this page?

Because we do not have one that would survive scrutiny. Our catalogue is a supply system: it knows what is for sale, at what asking price, in which town. It does not know how many buyers are competing for that stock. Portals that publish "demand indexes" usually mean their own website traffic, which measures their marketing more than the market.Real demand data for this coast exists, but it is produced by official bodies, with a delay, at province level. We would rather show you those numbers late and sourced than show you a proxy on time and unsourced.

What can supply data tell you about demand on the Costa del Sol?

Less than people want it to, but not nothing. Supply composition shows where sellers and developers believe demand is: the catalogue's centre of gravity is the 500.000 € to 1,000,000 € band (34 percent of 9.166 listings in Q3 2026), and 3-bedroom homes are the largest bedroom group (33 percent). Developers do not build for buyers they have not met, so the new-build pipeline is itself a bet on continued demand.What supply cannot tell you is direction. A full catalogue is consistent with a strong market (stock turning over fast and being replaced) and with a weak one (stock accumulating because nothing sells). This page fills from the quarterly market reports as the official releases land. Transaction volumes and the foreign-buyer share for a quarter arrive about two months after that quarter closes; mortgage registrations arrive monthly. Each figure will carry its source and release date next to it, the same rule every statistics page on this site follows.Until then, the honest use of this page is the source list above. If a seller or another agency quotes you a "demand index" for the coast, ask which of those releases it comes from. If the answer is none of them, it is a marketing number.
