We name four organisations, and before any of them, the rule they sit under: we take no referral fee and no other reward for recommending anybody, and you are free to bring your own lawyer, your own mortgage broker or your own inspector at any point. A recommendation here means we work with these people ourselves, nothing more and nothing less.

The rule that applies to all of them

Referral fees are ordinary in this industry and they are not always disclosed. That is the reason this page opens with the rule rather than with the names: a partner list is only worth reading once you know what the referrer gets out of it.Some things we handle directly, for others we have specialists we trust. When a lawyer, an architect or a tax adviser is needed, we put you in touch with somebody we work with ourselves. We stay your main contact and make sure everything joins up.

Who we name

Two of the four are firms you would deal with directly during a purchase. The other two are the professional networks through which the coast shares its listings, which is how we can search across the whole market rather than our own books.

There is no single public website on the Costa del Sol showing you the whole market. Beyond direct contact with developers and individual agencies, we also work with the professional networks above, which is what makes searching across the market possible in practice.
Do I have to use Malaga Solicitors?No. They are our standard recommendation and you are free to bring your own lawyer at any point, including one from your home country working with a Spanish colleague. What we would push back on is completing without an independent lawyer at all, or using one introduced by the seller side.

What a recommendation from us means, and what it does not

The word "partner" is doing a lot of unpaid work across this industry, so it is worth being exact about which claims are being made on this page and which are not.
We work with them ourselves
It does not mean they are certified, endorsed or supervised by us. They are independent professionals and firms, responsible for their own work.
We coordinate them for you
It does not mean we perform their work. We are not lawyers, tax advisers, valuers or architects, and we do not carry the professional liability that goes with those roles.
We are not paid to send you there
It does not mean the service itself is free. The law firm charges you its own fee, and the mortgage broker is paid in the way brokers are paid.
The lawyer is independent of us
It does not mean the lawyer is neutral. They represent you, which is the whole point, and their advice may well be to walk away from a purchase we introduced you to.

Beyond the four above we work with technical inspectors, architects, snagging specialists, an interior designer, tradesmen, insurance and utility contacts and a tax adviser. None of them is named on this page: several of them are individuals rather than firms, and they should not have their names on a website they do not control. Each one is named to you personally the moment they enter your purchase.Management, cleaning and short-term rental are not partners at all. We do those ourselves rather than subcontracting them, which is why they are absent from this page and present on the services pages.And a warning that applies to any list like this one, including ours. A recommendation is worth checking. Look the firm up, ask them directly what they charge, and ask them whether they pay anybody for the introduction. If the answer we have given you here and the answer they give you are different, we want to know.

Frequently asked questions

Do you get paid for these recommendations?
No. Not from the law firm and not from the others. Our fee comes out of the commission the seller has already agreed with their own agency, and nothing else reaches us from anywhere in the transaction.
What does the lawyer cost?
A Spanish firm typically charges around one per cent of the purchase price including VAT for a purchase, and you pay them directly. Ask them to confirm the figure for your transaction before you instruct them.
Can I use your own lawyer from home instead?
You can, and some clients do, usually with a Spanish colleague handling the parts that require local practice. What matters is that whoever it is is independent of the seller side and knows the Spanish registry and the local authorities.
Why do you name the two MLS networks at all?
Because "we search the whole market" is a claim, and naming the mechanism turns it into something a sceptical reader can go and check. The networks are how agencies on this coast share listings, which is also why the same property appears at several of them at the same price.
