How have Costa del Sol property prices developed over time?

In 30 seconds

This price series began in Q3 2026, so today it holds one honest point: a 680.000 € median asking price and 4.750 € per m2 over 9.166 listings. We do not draw a trend from one point; the second measurement lands in Q4 2026 and the line starts there.

What did Costa del Sol prices look like at the start of the series?

The Q3 2026 baseline, taken 2026-08-12, records the whole catalogue and its two cuts. These are the numbers every future quarter will be compared against, so they are printed here in full.

Why does this page not show a Costa del Sol price trend line yet?

Because a line through one point is fiction with an axis. Our catalogue's backend serves only the current stock; nothing in it can reconstruct last year's asking prices. Rather than backfill from third-party marketing charts with unknown methods, we started a measured series: the same statistics, computed the same way, captured on a dated day each quarter. This costs us a pretty chart today and buys something better: from the second point onward, every movement shown here is a like-for-like comparison whose raw data we hold. When this page eventually says "up 3 percent", it will mean our same measure moved 3 percent, not that a headline said so.

What will the Costa del Sol price series show, quarter by quarter?

Each quarterly point captures the same set of measures, so the series can answer more than one question as it grows.
  1. Headline mediansMedian asking price and €/m2 for the whole catalogue and for the new-build and resale property cuts separately, so the two markets can diverge visibly.
  2. Town mediansThe per-town roll-up behind the city-comparison page, so a single town's path can be followed, sample sizes attached.
  3. Supply compositionCounts by type, price band and bedrooms, which show whether the market's shape is shifting (for example the under-500k share shrinking) independent of price.
  4. The new-build pipelineCompletion-year counts, which show deliveries approaching and the pipeline refilling or thinning.
Two honest warnings about reading it, stated now so they are on record before the first movement: asking-price series lag sold-price reality, because sellers adjust slowly; and a median can move purely because the mix of stock changed, which is why the composition measures are captured alongside it.

Where can you see Costa del Sol price history for past years?

Official Spanish sources publish long sold-price and transaction series at provincial level, and those are the right sources for the years before our series begins. The Ministerio de Vivienda's valuation-based €/m2 series and the registrars' transaction statistics both cover Málaga province over many years. They measure the whole province, coast and interior together, using sold or appraised values rather than asking prices, so their levels will not match this page's numbers. Their direction over the years is the credible part. Our quarterly market reports track those official releases with each figure's source and date attached.

What this page cannot claim yet

One point, no trend. Nothing on this page says whether Costa del Sol prices are rising or falling, because our measured data cannot answer that until Q4 2026 at the earliest, and a one-quarter move is weather, not climate. The series measures asking prices in one catalogue. It will track the market's direction well, but its level is not "the price of the coast", and it will never show what buyers actually paid; that is the official sold-price series' job.Backfilled history from portal marketing charts was deliberately rejected: methods unknown, stock unknown, incentives known all too well.

Frequently asked questions

Are Costa del Sol prices rising right now?
Our measured series cannot answer that yet; it holds one point (Q3 2026). For direction over past years, the official province-level series named above are the credible sources, and we publish their releases in our quarterly market reports.
Why did you not just use historical data from the big portals?
Their charts describe their own stock with methods they do not publish, and they exist to support the message that now is a good time to buy. We would rather own a short honest series than borrow a long unverifiable one.
When will a real trend appear here?
The second point lands with the Q4 2026 snapshot, which enables a first comparison. A movement worth calling a trend needs several points; expect this page to speak cautiously through 2027.
What exactly gets recorded each quarter?
The same statistics every time: catalogue-wide and per-cut medians (price and €/m2), per-town medians with sample sizes, and the composition counts by type, price band, bedrooms and completion year. Same method, dated file, kept permanently.
