Who actually counts property buyers in Spain?

Every completed purchase in Spain passes through a property registrar, and the Colegio de Registradores aggregates those deeds into a quarterly statistical release, the Estadística Registral Inmobiliaria. It reports transaction counts per province and a table of buyers by nationality. Because it is built from registered deeds, it counts completions, not enquiries, reservations or intentions.INE, the national statistics institute, publishes a parallel transfer-of-property series. Between them, these two releases are what every serious "foreign buyers in Spain" headline traces back to, whether the article says so or not.

What does the official buyer data cover, and where does it stop?

The registry data is strong exactly where agency claims are weak, and weak exactly where buyers most want detail. It is worth knowing both sides before quoting any nationality statistic, ours included.

Not covered. Motive and negotiation never enter the registry data.
The practical consequence: when a marketing page claims "most buyers in this town are Scandinavian", it is either quoting province data as if it were town data, or quoting its own client list. Both can be informative; neither is an official statistic about the town.

Can I find out who buys specifically in the town I am considering?
Not from official statistics; province level is the limit. A local agency's impression of its own town can be genuinely informative, but treat it as experience, not data.
Does it matter who else buys where I buy?
For living, sometimes: a nationality mix shapes the language of community meetings and the seasonality of a resort. For value, buyer diversity mostly matters as resilience; a market bought by one nationality alone rises and falls with that country's economy.
