This is the first report, so there is nothing to compare it with yet. From the next quarter on, every number here carries its change.
Where a figure cannot be calculated from the catalogue, it is left out rather than estimated.
The same measures in the same order each time, so one report can be read against another without re-learning the layout.
Towns with fewer than 10 listings are left out: below that, one unusual property moves the median and the number stops meaning anything.

They are priced differently, they are taxed differently, and they move at different speeds. Comparing them as one market hides both.
What tells us most right now is the completion date. Our catalogue has 73 projects completing in 2026, 72 in 2027 and 70 in 2028, so the supply of new builds is not falling in the next few years. The second thing is the gap between the coast and inland: median price per m² differs by more than a factor of two between towns, and that is where it is decided whether something is still a good buy. The third is the short-term rental rules, above all in Malaga. Those change at municipal level and, for a property you intend to let, they can matter more than the price. We are following all three, and the next report will compare them against this quarter.
We calculate the report from our own catalogue of new build and resale properties on the Costa del Sol, not from national statistics. The figures are frozen as at August 12, 2026.
